With the recent changes in Fannie Mae and Freddie Mac guidelines, quoting an accurate interest rate for a Conventional mortgage will be difficult, if not impossible.  As of January 1, 2008, rates became dependent on credit scores.  Furthermore, since August 19, 2008, rates became dependent on LTV.  Additionally, mortgage insurance is now score driven also.  If you need a rate quote or estimated payment, please call me and I will quote a rate and/or payment that is as accurate as possible based on the credit information that you may give.  FHA and VA rates are also credit score driven, but to a lesser degree, and I should be able to quote an accurate rate and/or payment for those programs.
